The cozy two bedroom house with its pristine lakefront setting will exceed your expectations. Oversized windows on the well-kept ranch at 40 West Shore Drive in Poland, Maine, offer incredible sunrise views of Middle Range Pond from this east shore location. In fact, from the house, you can see almost all of the lake, from north to south.


Built in 1970, the current owners purchased the property in ’78 after seeing the for sale sign on the beach as they snowmobiled past it. “We had rented a place on Upper Range Pond,” says one of the owners, “and liked it on the lake.”
The house may be small in size at 960 square feet, but it has much to offer for indoor and outdoor living. Feel the breeze come in off the pond from the picture windows across the front. Featuring two bedrooms, 1 bath,  a living room with a fireplace, kitchen and refinished porch area that spans the front and has been incorporated into the living room, the house is situated on one floor and is easy to clean.
That’s great, because it leaves plenty of time to spend outdoors, where several sitting areas and beautiful gardens await. There’s plenty of space to gather and celebrate occasions like the 4th of July.
Oh yes, and the pond. Middle Range Pond is the second in a chain of three, covering 382 acres, with a maximum depth of 66 feet and a mean depth of 29 feet. It’s pristine and has above average water quality.  Cyndi’s Dockside Restaurant, on the shores of Middle Range, is open year round. In the winter you’ll find parking for ice fishermen and snowmobiles here. The local snowmobile trail passes across the property.
Besides the excellent lake trout fishing, the owner tells us they’ve seen a variety of wildlife from “big turkeys right down to hummingbirds; chipmunks to a big Maine moose walking in the waters.”
And when you want to step away from the water for a bit, he recommends visiting Range Pond State Park, the Oxford Casino and the movie theaters in Lewiston/Auburn.
Of course, any time you spend away from the lake, will make you appreciate your time there all the more. At the end of the day, cozy up by the fire and enjoy the peaceful surroundings.
Located two and a half hours north of Boston and forty minutes from Portland, Poland is easily accessible via Route 26. It’s also near Lewiston/Auburn, Gray, and the Sebago Lakes Region. Sunday River Resort is about a half hour northwest.
This could easily become your lakefront getaway retreat during any season. Say camp or cottage to Mainers and memories will rush forward like waves–listening to the cry of loons;  falling asleep to the rhythm of the water lapping against the dock; waking to a chorus of frogs; fishing and letting the big one get away; sitting around the campfire sharing stories; spending the day cruising along the snowmobile trails; roasting marshmallows for s’mores.  You, too, can form camp memories when you own lakefront real estate on Middle Range Pond.
