Low Maintenance, Single Story, Shingled Cottage on Wadleigh Pond, Lyman, Maine

Bask in the sun at this open and airy lakefront house on Wadleigh Pond in Lyman, Maine.  Located at 210 Wadleigh Pond Road, you’ll want to move right in to this charming house and make it your seasonal or year-round home.

Whether you choose to sit inside and sip your morning coffee or out on the large deck or screened-in gazebo, you’ll find great lake views from every vantage point. Wilma, the current owner, says that’s one of the things that attracted her to the property in 2003.

She adds that the shallow beach access and level ground were also key features. And the fact that it’s a quiet, private lake because there is no public boat launch.

The  cheerful eat-in kitchen is large and features lots of cabinets, while the  elongated living room offers a wood stove. The ranch-style house also has a sunroom,  two bedrooms plus  one full bath with a laundry closet.

The wood and tile floors were recently installed. In the large, full basement, you’ll find a woodstove, workbenches and efficient heating system.
Shingles adorn the exterior walls, giving the house a warm feeling from the get go. The property is well landscaped and has beautiful gardens. Wilma says that there is plenty of room for cookouts, family reunions and weddings. She’s enjoyed “singing parties at neighbors and pot luck dinners.”

Wadleigh Pond encompasses 298 acres and has average water quality. On the other side of the Fryes Bridge Road causeway is Roberts Pond, offering more places to explore. Both ponds have islands and coves offering many opportunities for wildlife sightings. Wilma tells us that the common wildlife she’s seen includes beaver, otter, turtles, loons, ducks, bald eagles, herons, cormorants and many varieties of birds. Have the binoculars handy at all times. If you are lucky, you might even see a moose in the lake.
She adds, “The lake is famous for largemouth bass fishing.” Anglers, get those poles ready.
The more adventurous homeowners will be thrilled that there are plenty of activities awaiting, from leisurely canoe rides and kayak races to fishing, swimming, hiking, 4-wheeling and snowmobiling. There are no motor craft restrictions on Wadleigh Pond.
When we asked Wilma about her favorite local spots, she replied, “There are ice cream places all about.” She highly recommends Shaw’s Ridge Farm in Springvale. “It’s the best ice cream and BBQ.”
The only change Wilma would make to this easy-to-maintain property is to add gravel to the driveway. That’s an easy fix.

Why is she selling? It’s time to reduce to one home. Here’s your opportunity. Don’t hesitate. Your getaway destination is only two hours north of Boston and 45 minutes south of Portland. In no time at all, you can be enjoying the views, playing in the lake and basking on the deck of this cute little house.
