Vacation right at home when you own this year-round house on Pequawket Lake in Limington. The one-level house at 54 Warrior Lane is well-maintained–just move in and let the fun begin.


This L-shaped ranch offers 1,800 square feet of living space on a private half-acre lot. Enter through a door on the back side of the house–the front being the water side. An open-concept kitchen with breakfast bar, dining area and living room greet you. A master bedroom and a second bedroom are located in the addition off to the side. In the front of the house, an enclosed sun porch overlooks the sandy beach, dock and lake. Enjoy the beauty of all seasons from here. And at night, you might turn the sun porch into a sleeping porch for adventurous visitors.
Between the kitchen and living room, a staircase leads downstairs, where you’ll find two bonus rooms in the walkout basement. The current owners use one as a game room–pool table and all. A sleeper couch could easily be placed here. They use the second bonus room as an exercise room. Again, you could make this additional sleeping space for weekend visitors, keeping in mind that the house has a three-bedroom septic.
Step outside and you’re on a concrete patio below the sleeping porch. This might serve as a quiet spot to read a book, a place to grill and eat on a rainy day, or as a play area for the kids.
Built in 1935, the current owners purchased the house in 1966. They’d rented another cottage on the lake. While there, they saw that this cottage was for sale. “We decided that it was the perfect spot for a family with seven children and one on the way!”
What they liked best was the sandy beach, gradual slope into the deeper water, and the privacy of the wooded site. “With great views in all directions, we decided to covert the cottage to a year-round home, and to retire there when the opportunity presented itself. It was a great decision,” he tells us.
It’s the perfect indoor and outdoor space for family and friends to unwind. The shaded back lot includes a horseshoe pit and plenty of space to play badminton.
“The Pequawket Lake Preservation Association, located in another cove, has tennis courts, horseshoes etc, for those who want to socialize with others on the lake. It also runs a summer day camp, where your kids can learn about canoeing, life saving and any number of crafts and outdoor skills,” we’re told.
One of the draws of Pequawket Lake is how quiet it is, but another is the pristine quality of the water. At 166 acres, with a maximum depth of 58 feet, Pequawket Lake has above average water quality. The owner says, “I recall that when the home was just a summer place, we used to take water back to Massachusetts when we would leave after spending the weekends there.”
The original name of the pond is Horne Pond because the eastern end is shaped like an ox head with horns, but it’s also known as Pequawket Lake, since the east side was the site of a Native American encampment.
Boating on the lake offers views of nearby mountains including Moody Mountain (692 feet above sea level) and Sawyer Mountain (1,100 feet). Other views include the wildlife. “We occasionally will see a deer,  or moose near the property, and if you are a jogger (as I am), you most certainly will encounter them,” he says.
Twenty six years ago this couple realized their dream and retired to lake. Now in their 80s, they’ve decided they really need to be closer to the city since they’re not sure how much longer they’ll be able to drive.  “I do so with a heavy heart, as this place has lived up to my highest expectations,” he says.
Imagine your family spending time here either seasonally or year-round. Picture this–start your day with a cup of coffee or tea on the porch, spend time fishing or playing on and in the lake and come evening, relax with a tall cool drink on the deck as you watch the sun set.
