Built in 1940, the three-season camp was purchased by Nicole’s family in 1983. With 1,196 square feet, it offers two bedrooms, a loft, 1 bath and an open floor plan for the kitchen, dining and living rooms. Over the years, the interior has been updated. You’ll find it to be bright and charming. As one of the owners, Nicole, explains, “The view includes the channel and the outlet to the big lake [Northeast Pond].”
But that’s not all. This property can sleep up to fourteen people, with the overflow staying in the bonus bunkhouse.
And there’s potential for future expansion. Three sides of the basement are constructed with concrete blocks. Seal and insulate and voila–another living space. This would also winterize the house, making it available for year-round living.
In 2012, the septic was updated and this past year a heater was added. Both of these features add to the appeal of this delightful camp.
A porch and deck create outdoor living and offer great views. “It is right on the water,” says Nicole, “with a lovely private beach and dock.” And then there’s the lot and the water. The lot is flat, making water access easy for one and all.
Milton Ponds is really three ponds in one, created on the Salmon Falls River. Milton Pond (aka Depot Pond) and Northeast Pond are located on the boundary between Maine and New Hampshire. Townhouse Pond is located entirely in New Hampshire. Between the three, you’ll find easy access. Nicole explains, “We are in the channel that leads from one lake to another.” Altogether, the three ponds encompass 1,198 acres.
As fairly small ponds, Nicole says, “You do not get the loudness and choppiness that a huge lake can make. It is quaint, peaceful and relaxing. Also, most people have been here for generations. There’s not a lot turn-over on properties.” To launch your boat and gas up, head on over to Everett’s Cove Marina and Ice Cream on Northeast Pond.
Over the years, this was the perfect place to raise a family. Nicole says they purchased it “for our boys. Their friends were also on the lake. It is a great place for families to enjoy the summer. It was also in close proximity to home, only 1 1/2 hours away.”
The camp is a 90 minute drive from Boston. Nicole’s family also like that “we are only 60 minutes from North Conway shopping, skiing, restaurants and much more. But we are also only 15 minutes from the grocery store, local mall and town.”
Why are they selling after years of cookouts, family reunions, boating, water sports, fishing and swimming? “We have been enjoying summers there for over 30 years and the family dynamic has changed over the last several years. Most of the family members that enjoyed camp over the years are older and have moved away or started families of their own. We do not have the family gatherings that we used to and we would like to travel and experience new places.”
While Nicole and her family will treasure the wonderful memories they made at camp and find parting with it to be bittersweet, “we hope that the new family will enjoy it and make just as many wonderful memories as we have.”
