Happiness Is a Summer Breeze at Lakefront Home on Pristine McWain Pond In Waterford, Maine

Lakefront Property on McWain Pond Features Great Fishing, Swimming and Boating

Beauty and quality meet at the lakefront property for sale on McWain Pond in Waterford, Maine. Located at 64 Pride Street, the fully-furnished property is nestled into the woods on a private lot with sensational sunset views. It’s located only an hour from Portland and three hours from Boston.

The property is actually being divided into two lots, both of which are for sale. The waterfront lot features the home, while the back lot includes a deeded access to the well and septic system for the house. A new septic system was installed in the fall of 2012.
The main part of the house was constructed in 1961 as a vacation home. The owners appreciated  the quiet and peacefulness of the location, along with the views it offered. The house features three bedrooms–two up and one down, two full bathrooms, a galley-style kitchen and living room with doors opening onto a deck that runs the width of the house. The first floor bedroom could be used as such or turned into a home office. On the second floor, the front bedroom includes a small balcony overlooking the waterfront. An addition that gives the house a more contemporary look, was added more recently and includes a family room with floor to ceiling glass windows, dining area, wood stove and full bathroom/laundry area. One step down and you’re in an oversized one-car garage and workshop space. All in all, the house covers 1,248 square feet.
Being a flat lot, access to the water is easy. And a sandy beach makes it even more attractive. Build sand castles, sprawl on a blanket, play beach games–whatever you do, enjoy the sensation of the sand filtering between your toes.
Use the house for a summer getaway, or make this your year-round living space on quiet McWain Pond.  Formerly known as Long Pond, it encompasses 450 acres and has no public access–it’s for local use only, which the current owner found especially appealing. At 3 1/2 miles long, the pond is perfect for canoeing, kayaking, fishing and swimming. While boating, be sure to have your camera ready–loons, ducks and turtles may hold your focus for so long that you’ll forget what time it is. That’s a good thing.  Another good thing is the fact that the spring-fed pond has above average water quality.
When asked what his favorite local spots are, the current owner says, “Just the lake is enough.” We imagine you’ll feel that way too. Step into noddyland and imagine yourself eating breakfast on the large deck overlooking the water as the morning sun greets you. Continue the vision with a view of yourself paddling about with a fishing rod in hand and suddenly feeling the yank of the line as a smallmouth bass surfaces and gives play. And don’t let the dream end until you’ve sipped a glass of wine while stargazing from the deck–Hercules, the Herdsman, the Dragon, Great Bear and more shining brightly above. Since the house is situated away from other sources of light, the stargazing is “out of this world.”
Like the current owners, we bet you’ll met and make many good friends, thus forming wonderful memories. The McWain Pond Association is quite active and worth joining as protecting the water quality is their main focus.
Let happiness be the summer breezes you’ll look forward to at 64 Pride Street on McWain Pond in Waterford. Think about letting that sand filter between your toes and don’t let this deal slip through your fingers.
