The two-floor house features seven rooms, including four updated bedrooms. The enclosed porch can also serve as a bedroom for overnight guests, which you are sure to have because everyone will want to visit.

The current owner is a retired contractor, so you’ll find a new kitchen. Pine panelling and lots of windows give the house that campy feel, but don’t be fooled. The updates include 200 amp electricity, new roofs on the house and garages, and a new furnace. It also has town water rather than well water.

It doesn’t end there. There’s an updated two-car garage and a new boathouse. And . . . a spot for friend’s and relatives to park their 40-foot RV or camper—complete with water supply and 30 amp electricity.

Situated on a half acre lot in a quiet cove, there’s plenty of room to play and entertain outdoors. With 58 feet of shoreline and a sandy beach making water entry easy, you can host sand castle building contests and beach volleyball games.
Because of the cove, there is little boat traffic so you can feel comfortable while the little ones swim. Of course, you’ll want to hop onto a float and join them. The southern orientation means plenty of sunshine on the beach. And there’s a fire pit for the s’mores waiting to be made.
Barb, one of the current owners, tells us, “We purchased the property in 2006 after an exhaustive search for a waterfront property with a level sandy beach on a lake that allowed jet skis, and came with a house with sufficient number of bedrooms for our nine grandchildren and their parents to enjoy with us. This house provided us with all of that and more. As we searched, we learned to ask about foundations, the size of the lot, heating, water source and the size of the lake. All of this became important to us and were things we took for granted when buying a house in Massachusetts.”

Sokokis, aka Holland Pond, encompasses 192 acres and has a maximum depth of 10 feet. It’s divided into two basins. The smaller basin is home to a state-owned boat launch. The two basins are separated by a “narrows.”
Being shallow, the principal fisheries are for warmwater fish including largemouth bass, smallmouth bass and chain pickerel. Barb says that there’s plenty of fish on Sokokis for you and the loons.
The pond is named for the Sokokis Indians who traveled what is know as the old Sokokis Trail (now Route 5), which connected the Sokokis village of Pequawket (Fryeburg) to the tribe’s coastal encampment in what became Saco.
Right on the pond’s shorefront is a seafood shack—imagine the fun of pulling up to the dock for a meal or ice cream cone.
The historic town of Limerick is absolutely charming. Shops and businesses are located in a quaint setting. It was named for Limerick, Ireland, by James Sullivan, who established this town in 1771. Here you’ll find antique shops and restaurants, plus ice cream and pizza parlors.
A nearby family-run supermarket offers fresh foods, a delicatessen, and a liquor store and carries most supplies a family might need. There’s also a hardware store and bank in the same plaza.
Barb says, “The house is within 30-40 minutes of Old Orchard Beach, Sanford, and the best seafood one could eat at Bay Haven in Cornish, Maine. It is also within an easy drive to Fryeburg for the annual Fryeburg Fair.” It’s a 45 minutes from Portland, Maine and North Conway, New Hampshire. Only an hour and 15 minutes away you can shop the famous outlets in Kittery and Freeport (think LL Bean), Maine.
Barb tells us they have put the house on the market due to a family issue. “We hope, she says, “that a family looking for a wonderful weekend spot, loves this Limerick Lakehouse as much as we do.”
This should be your place to create magical memories. Act now. Give us a call.
