The open-concept home includes three bedrooms, two full baths and an above ground daylight basement. The main floor features handicap-accessible inner doors, comfort-height toilets, double banisters on both sets of stairs, and two french doors to the deck. The wrap-around deck is more than seven feet wide and covered by the roof on the sides, with a four-foot overhang on the front and back.

Current owner, Doris, tells us, “In 2002, we decided to build our ‘forever’ year-round home on our unique property. From the footings to the gables the house was constructed using ‘Insulated Concrete Forms’ (concrete pump truck filled 6” of concrete between inner and outer walls of 2-inch rebar reinforced styrofoam insulation). Andersen windows and doors were installed throughout the house and upper area of the garage. Standing seam metal roofing covers both buildings.”

The upper level of the large two-car, concrete block gambrel detached garage is unfinished—think of the possibilities to match your lifestyle.

The house and garage, plus a small shed near the water front, sit on 10.4 acres overlooking Flying and Black Ponds. The cascading water in Black Brook crosses the property and adds to the tranquility of this place. Birch trees, as well as cathedral pines, form the canopy, while many varieties of wildflowers including lady’s slipper and jack-in-the-pulpit, can be found throughout the wooded lot.

Dotted with islands and surrounded with towering pines, white birches and quaking aspens, Flying Pond is one of the best kept secrets in the area. The pond covers 360 surface acres and has a maximum depth of 80 feet, with a mean depth of 27 feet. The water quality is average.

Even more serene is the mostly undeveloped Black Pond. Doris highly recommends the beautiful sunsets.

With 1,150 feet of water frontage on the two ponds, the view is expansive from the L-shaped Shoremaster dock and bench. Looking north, Vienna Village is visible among islands dotting the larger basin of Flying Pond. Face south and you’ll see the narrow section of the pond, while an eastern view takes in more islands, a peninsula and McGaffey Mountain.

Doris says, “Although there are about 200 properties surrounding the lake, very few homes/camps are visible along the pristine shoreline.”

She also tells us, “The property is one of forty belonging to the Vienna Ponds Association (VPA) that protects the owners’ interest with official covenants.”

Painted turtles, loons, ducks, great blue herons, moose and deer are among the wildlife seen over the years. “Extra special,” says Doris, “is the sighting of bald eagles flying above the treetops or sitting near an ice-fishing hole.

The picturesque village of Vienna, the smallest town in Kennebec County, has a post office, Grange Hall and Union Hall. The Vienna Historical Society is located in the former home of MONOPOLY creator, Milton Bradley.

Mount Vernon Country Store, about three miles away, carries everything you might need for cooking, cleaning or fixing up. Next door is the Old Post Office Café; the new post office is just down the street.

Doris and her husband share memories of watching their children grow up on this property that they originally purchased undeveloped in 1980. “We have enjoyed having family and friends join us for cookouts, canoeing and swimming.” But now, the time has come for them to share a home with their daughter.

This private retreat is a must-see-right-now kind of place. Hurry up and contact us so you can make this your own.
