Contemporary Cape For Sale on Sand Pond, Litchfield, Maine

Picturesque, pristine and peaceful perfectly describe the contemporary cape for sale on Sand Pond in Litchfield, Maine. Located at 88 Lebel Lane, this is the only year-round home in the neighborhood.
The 2,452-square-foot house was built in 1991 by the current owners. It’s tastefully accented both inside and out.

The living space is spread among three levels, with an open-concept kitchen, dining area and living room on the main floor. Large windows bring in plenty of natural light and offer views of the wooded lot and water. In the kitchen, you’ll find granite countertops, white appliances and a tile floor.

Knotty pine walls, hardwood floors and a cathedral ceiling make the main floor feel airy, yet cozy. A master bedroom, bathroom and laundry room are also located on this floor.

Upstairs are two more bedrooms and in the basement is a family room with a woodstove. Visit this property and in a matter of minutes you’ll realize you want to move in immediately.

Step outside the main floor and you’ll find yourself on a wrap-around cedar deck—the spot from which you’ll want to begin and end each day.

A two-car garage is attached to the house–easy access especially in the winter when you want to get inside quickly.

We know that “location, location, location” is an overused phrase in real estate, but truly it does fit this property. Ken, the owner, describes it as having “a park-like appearance with majestic hardwood and softwood trees.” The landscape is well manicured closer to the house and includes plenty of lawn for entertaining (should you want to let anyone else to discover your hideaway, that is.)
It’s set on 1.9 acres of a peninsula, adding to the privacy value and providing water views from both sides of the house. Top that off with the fact that the water frontage covers 386 feet and there is an updated dock. From here, you have easy access to two other ponds in the Tacoma chain: Buker and Woodbury Ponds.

From a variety of birds at the feeders to loons, bald eagles and moose, Ken tells us it’s like living in a wildlife sanctuary. “Last year,” he says, “we had a doe with triplets on the front of the property.”
Sand Pond is a 279-acre pond with above average water quality and no invasive aquatic plants. It has a mean depth of 31 feet and a maximum depth of 82. The fishery includes brown trout, brook trout, largemouth bass, smallmouth bass, white perch and smelt. Ken notes that he’s enjoyed watching the bald eagles on top of the trees while he’s been ice fishing. We’re sure they were also keeping an eye on him.

Litchfield is a small town with plenty to do including the annual Fishing Derby in May, Memorial Day parade, Community Family Day, which is always the last Sunday in June, Fireworks on July 4th and the third weekend in August, Litchfield Fair on the weekend after Labor Day, plus plenty more.
Play golf at The Meadows Golf Club, a par 68, 18-hole course in a wilderness setting that often provides a view of wildlife and water fowl. Nearby, the Smithfield Plantation offers 103 acres of conserved land with trails for hiking, cross-country skiing and snowshoeing. Other local trails include Roger’s Trail, MacInne’s Trail and Turkey Trail.
The Litchfield Sodalite, published monthly, is a wonderful source of news and events for the town.
From Lebel Lane, it’s about eight miles to Routes 95 and 295 and only twelve miles to Lewiston and fifteen to Augusta. Portland is forty minutes away and Boston is a 2.5-hour drive.
We’re sure by now that you get the idea that this lakefront property located in a peaceful environment is a fantastic deal. Don’t hesitate. Call us today.
