Classic Maine Camp Offers Seasonal Delight on Sebago Lake

Current owners, Joni and John, purchased the six room cottage from her mother in 1994. “My parents had bought the camp in 1957 when the Cox estate had been subdivided. The camp had previously been the garage and chauffeur’s quarters of the original estate,” says Joni. “My parents bought it and did the work to make it a summer camp for our family.”
Bringing family up on the lake that held so many childhood memories for Joni was important to the couple. It’s the perfect place to unplug, unwind and live the simple life. The kids can play on the sandy beach, in the lake or in the cove created by the outlet of Bachelder Brook.
With six rooms, the interior encompasses 1,320 square feet. Think pine throughout.

Enter the main floor through the kitchen. To your right is a dining nook. Across the front of the house is the large living room, with plenty of windows featuring views of the lake, plus a brick hearth, woodstove and exposed beams. Altogether, it creates an embracing ambiance you would associate with a Maine cabin.
Also on this floor is another small room, which you may use as a fourth bedroom or office space, and a full bathroom.

Across the front and wrapped around to the side is an uncovered porch featuring southerly views of the lake. I guarantee that this will be your “go to” place–for coffee in the morning, an afternoon cocktail and evening stargazing.

Check out the birch banister leading to the second floor. Three bedrooms are located here, including the master bedroom, which features a skylight and large sitting area.
A partial basement is only accessible from the exterior. It currently provides space for storage, but as Joni says, “The basement of the property could actually be another entire floor, without adding on to the actual structure. That’s a real plus, because you still have the 30% expansion to use, so it gives you a larger expansion possibility than most lakeside homes.”
“We never winterized it because the road wasn’t plowed,” she says, “but it will be getting plowed in the future, so if we were to keep it we would winterize it.” In 2014 they did upgrade the septic system and well. That’s great news for you as the future property owner.

The views from the cottage are sensational. It’s situated just inside a point of land so you can see Nasons Beach and open water. “It’s a lot of fun having Nasons right there,” says Joni, “because we’ve always just paddled over in canoe, tube, or what have you, and played on the beach. Also, having the view of the beach gives a real Maine-in-summer feel, watching the activity that takes place throughout the summer. Beach umbrellas, boats, kids. It’s great! Also, with the camp situated where it is, it’s similar to a harbor on the coast, where you get to watch the activities of people, but have the privacy of your own place.”
It’s like having your cake and eating it too–watching all the action, yet feeling a sense of privacy, especially since the lot is wooded and the cottage is elevated.
From this location, the family has enjoyed many boating adventures from Frye’s Leap to trips down the Songo River to Naples. And via car, they like to eat and shop locally in Naples or Bridgton, play golf at Naples Country Club and Point Sebago Resort or watch movies at the Bridgton Twin Drive-In. This is also a good jumping off point for hikes, including Douglas Mountain, Bald Pate and Pleasant Mountain.
Another wonderful feature: The neighbors. “Our neighbors are the best, says Joni. “A couple of the families I have known since we were all kids together, and we have a bond because of that. But even the newer families have been great, and we have always helped each other out by towing boats in when they break down, or checking on each other’s places, or playing golf and sitting by a campfire together. However, where our camp is is private and removed from the neighbor’s so if you want your privacy, you get it.”
OK, so now we get down to the question you must be asking. Why are Joni and John selling this place if it’s as wonderful as they say. Her response: “We are selling because we’re buying closer to mountains for skiing.”
