Premier Lakefront Living on Middle Range Pond, Poland Springs, Maine

Want to live your summer vacation all year round? Check out this immaculate year-round cottage on Middle Range (ends with a hard g sound) Pond in Poland Springs, Maine. Located at 64 West Shore Drive, the house is delightfully appointed and move-in ready.

Deb and Scott, the current owners, purchased the house five years ago, after it had been remodeled. She and the previous owner discovered they shared an addiction for HGTV (take a look at Mr. Lakefront’s own HGTV experience) and had similar tastes.

Encompassing 1,480 square feet, this is a three bedroom house with two full baths. The first floor features a living room with vaulted ceiling and wood stove, kitchen with blond maple cabinets, granite and stainless steel, plus a dining area and built-ins–think mini office/desk and window seat. Also on this floor you’ll find a master bedroom with a premo view, and a second bedroom, plus a full bath. Palladian windows capture the beautiful lake view.

A full, finished basement completes the living area. Here you’ll find an additional bedroom for family or guests. Also in the basement, a family room and laundry room.

Deb tells us that they not only liked the touches on the inside, but they also liked “the vinyl shakes and white cottage trim. Then there was the hard scraping, lawns, and perennial gardens.” While the lake is the property’s most expressive feature, the landscaping is spectacular. Since they purchased the home, they’ve added their own touches, “including approximately 130 trees and shrubs, and about 100 perennials, making it more private, environmentally friendly and aesthetically pleasing.” To store your garden tools, there’s a 4’X8’ shed.

You can view all of this from the porch overlooking the water. And don’t forget a cup of coffee or tea in the morning while sitting on the dock watching the ducks and listening to the loons. Who knows–you might even see an eagle soaring above.
Another fine feature of this property is the sandy beach that spreads across the 96’ frontage. As Deb says, it’s “all sand, no weeds, no muck, no rocks, a very rare find.”
“What’s not to love,” she adds. “It felt more like a resort than camp.”
The Range Ponds are really a chain of three ponds known as Lower, Middle and Upper Range Ponds. Middle Range Pond has above average water quality and is just under two miles long, with a maximum depth of 66 feet and a mean depth of 29 feet. Cyndi’s Dockside Restaurant, on the shores of Middle Range, is open year round and can be accessed via boat–a must do.
Lower Range Pond is the smallest of the three ponds and has a limit of 10 horsepower motors. Paddling is wonderful here with crystal-clear water and a sandy shoreline, which offers great swimming spots and places to watch wildlife.
Upper Range is directly connected to Middle Range via a short thoroughfare. Trailered boat access is available off Range Hill Road at the causeway between both waters.
Deb and Scott are avid outdoor enthusiasts, so they know all the places to get out and play. “If you’re a golfer,” says Deb, “there are two courses within one mile of the house and a third one nearby, Poland Spring Golf Resort, Summit Springs and Fairlawn. The Poland Spring Golf resort has a great museum, the Maine State building from the Chicago World’s Fair. We’ve been several times and never tire of it. Poland Spring Water has an additional museum adjacent to it, which has lots of information and history that is quite fascinating. Poland also is under one hour to four ski areas: Sunday River ( my personal favorite), Mt Abram, Shawnee Peak, and Lost Valley . . . And if you prefer, the Oxford Casino is just six miles away.”
Poland Springs, Maine, is located 2.5 hours from Boston and only 45 minutes from Portland. It’s easy to reach, yet you’ll feel like everyday is a vacation when you live at this property.
Enjoy lakefront living at its best. We can’t wait to show this property to you.
