There are oh so many reasons to fall in love with this two-story bungalow on Middle Range Pond in Poland, Maine–lake views, loons, location–it’s got it all. The year-round house is at 145 Birch Drive, a quiet dead-end street. Yes, that’s another reason to love this place.


Built in 1950, the 1,596-square-foot house was purchased by the current owners in 1993. “We searched waterfront homes in Maine where we could retire and that had easy access to other amenities,” they tell us. “The spectacular views and the 385-acre clear water lake that Middle Range Pond offered was for us.”
The house features three levels, including a walkout daylight basement. A wrap-around front porch provides an attractive entry from the driveway. Inside, the first floor features an open-concept kitchen, dining and living room with built-in bookcases and a gas fireplace. A bathroom and laundry room are also located here.

The second floor is dedicated to the master suite with a bathroom. And the basement has a second bedroom as well as a media/family room. All of the rooms feature large windows offering expansive views of the lake.
Outside, there is storage under the house for canoes and kayaks. The yard is beautifully landscaped. And by the water is a large deck–the perfect place to greet the day with relaxing yoga stretches. Did we mention that sunsets are spectacular?
Middle Range Pond is the second in a chain of three, covering 385 acres, with a maximum depth of 65 feet and a mean depth of 29 feet. It’s pristine and has above average water quality. That is another reason to own this property.
The owners say, “On summer evenings, falling asleep to the sound of the loons playing on the lake is a wonderful memory. There are many other wild birds that visit throughout the year including sapsuckers, many varieties of ducks, hummingbirds and huge woodpeckers. The deer come by for an occasional visit.”

If you love all that Maine has to offer, this is the place for you–swim, boat, fish (including ice fishing), snowmobile, snowshoe and cross-country ski from the backyard. You’ll find something to do all year long.
Not only does the house offer one hundred feet of water frontage, but it’s also close to many wonderful locations. “Poland Spring Resort, the oldest golf resort in the U.S.,” says the owners, is only one mile away. “And within a ten mile radius we have access to Fairlawn Golf Course, Poland Spring Preservation Park, the Oxford Casino, snow tubing park, miniature golf, go carts and the Poland Spring Bottling Company and Museum. Portland is 30 miles south, Augusta 40 miles north, Freeport and LL Bean 20 miles south east and Lewiston/Auburn fifteen miles east. There is plenty to see and do from this location.”  It’s only 2.5 hours from Boston.
