Turn-key House on Sabbathday Lake, New Gloucester, Maine

Outdoor paradise awaits at this turn-key lakefront home for sale on Sabbathday Lake in New Gloucester, Maine. Located at 65 Black Point Road, the multi-level house sits among the trees just up from the lake. You’ll feel like you’re living in a treehouse as you gaze out the windows toward the water.

The nine room house encompasses 2,104 square feet and features three bedrooms plus 2.5 baths. On the first floor an updated kitchen with granite countertops and stainless steel appliances greets the cook. A dining room, living room with woodstove and two bedrooms are also located on this floor. There are hardwood floors throughout. Leading to the loft area, site of the master bedroom, is a spiral staircase. The finished basement includes a laundry room. Large windows and glass doors throughout enhance the feeling that you are living among the tree tops. Because of its location in a cove you can see the lake from any room in the house.

Step outside–two decks overlook the water from the house and a third down by the lakefront. Wooden steps lead down to the lake and dock. The circular driveway is well-landscaped and easy to maintain.

Between the indoor and outdoor accommodations, the house provides a perfect place to host guests and holiday get-togethers. A dozen or more cars can easily fit in the driveway and there’s plenty of space for you to interact with your guests.
The house was built in 1955, but the current owners, purchased it in 1995 and made many updates. From what Jeff tells us, they love this place, but as they approach retirement they feel it’s time to check out warmer climes.
The property includes 108 feet of water frontage on Sabbathday Lake. The lake is part of the reason you’ll find yourself in paradise when you purchase this property. It’s small at 342 acres, but has a maximum depth of 68 feet with a mean depth of 24 feet. The water quality is above average and there are no known invasive aquatics.
Sabbath Lake
The Sabbathday Lake Association was established in 1975 to protect the water quality and natural ecosystem of Sabbathday Lake and its watershed. According to Jeff, “Part of the reason that we chose this property on this lake is because it is a very clean, very peaceful lake. Much attention is paid to keep milfoil and other negative plant life out of the lake. Approximately half of the land around the lake is owned by the Shakers and will not be developed. There is a loading ramp for boats at the other end of the lake on Outlet Beach but it is not the easiest of ramps to use. This keeps much of the weekend traffic away, but it allows the local residents a place to load their boats in the spring and to remove them in the fall. The lake should remain very peaceful for many years to come.”
Anglers find the fishing to be another great asset. Brown, brook, rainbow and lake trout, pickerel and bass tug on their lines making for a great day on the water. The five mile perimeter is also fun to explore via canoe or kayak.
When it comes to neighbors, Jeff tells a story about the Ice Storm of 1998, when everyone came together to help each other out. He says, “We all got to know each other way more than we had known each other in the past. It really brought the neighborhood together.” The following year they celebrated with a reunion. “Most of the neighbors,” he says, “are year round so there is always someone around to keep an eye on things.  You really couldn’t ask for better neighbors and it is also a very pet-friendly neighborhood.” This is the kind of place where neighbors help each other put docks in the spring and pull them out in the fall. Someone is always nearby, but they’re still respectful of your desire for peace and quiet.
Sabbathday Lake is centrally located between Lewiston/Auburn, Windham and Portland. Jeff says, “A 15 to 30 minute drive will get you to any of those areas which have some of the best restaurants in the state. You’re also less than an hour from some great skiing.” The Maine Turnpike is only ten minutes away, so it’s easy to get from Boston to New Gloucester in about two hours.
Are you ready to own a charming lakefront home with unique features including a spiral staircase? Don’t hesitate to call us because this one won’t last long–you don’t want it to be the fish that got away.
